The objectives of the Pilot are to transition a small set of commercial sites off gas where centralised gas systems provide heating or hot water to multiple commercial tenants, understand the technical, commercial and social challenges involved in these replacements, educate the broader landlord population in Canberra about replacing gas assets with electric alternatives, and understand the broader scope of building gas upgrades across commercial properties in the ACT excluding apartments and complex buildings.
Rebates are capped at $50,000 (ex GST) per premises at a maximum rate of 75% rebates. Expressions of interest with a high co-contribution from the landlords will be ranked of higher value to the Pilot. There is a maximum of $200,000 (ex GST) available for this Pilot. Rooftop solar is also available as part of eligible upgrades to help offset electricity consumption.
The Pilot targets owners of commercial buildings with four or more business tenants where heating and/or hot water systems are powered by natural gas and provide centralised base building services. Eligible participants may include commercial building owners, property portfolio managers acting on behalf of owners, and strata companies managing eligible commercial sites.
To participate, buildings must be completed developments located within the ACT, contain existing centralised gas heating and/or hot water assets, have four or more tenants, and have a maximum of two floors. Heating and hot water costs must be charged to tenants through rent, based on net lettable area, or through another applicable arrangement.
Eligible participants must submit an Expression of Interest and agree to the Pilot’s terms and conditions. Selected sites will receive tailored assessments and reports outlining the feasibility of electrifying their existing gas heating and/or hot water systems.
